Investing in back taxes on properties is location specific.  So, the simple answer is to research where you wish to buy them and find a niche, try your plan on a few, perfect, and go full throttle when its perfected.  

To give a few variabilities to get you started, some states may earn 50% interest, others can be bid down to nothing, some morgages stay after deed issues while others, all juior debts to the county taxes are eliminated (including mortgage).  So, easiest way to get acurate info, go to county tax office you wish to invest in and simply ask, someone will give you answers, then its simply research and invest!  Best to you!!

Have seen several examples on line, im a guy so would just state the facts, something lile... your property was sold at auction, as per statute “ref” immediate possession is being taken, unless as per law allows you redeem by paying all back debt and any maintenance in property, the property will be considered forfeited as of 5/19.  As im not a lawyer, can only suggest as to what should be said.

From a fellow vet, thank you for serving, think about utilizing VA loans, medical, etc. Loan, have been told can use for duplex to four-plex as long as you reside in one unit. Now i'd find one area to start and take baby steps in real estate while you get your certification. My real estate areas are: flip, buy/hold, tax liens, and handyman biz. So, ask if you have any questions and read away on BP, it an excellent source.

I do old fashioned way, buy paper and electronically research each one, we have been refining a list of about 5,000 for this years sale...

Goals sound ambitious but reach able.  One of the things we invest in are tax liens, we will have 500-750 at any given time, most are quite affordable and percentage-wise, we are now ending up with approx 10-15% of them maturing to us each year.  We have kept a few and add them to our portfolio of foreclosures and estates that we acquired through normal purchase at 50 cents on dollar - I'm a bargain hunter!  Started with a flip and 7 liens for a few thousand dollars.  Would do same thing all over again, may have been a bit bolder with tax liens and stayed out of one county, but all has worked, quite well!!!
