Having dealt with tax liens a bit, at 26 months in MS a tax deed can be issued. Personally I have not had to negotiate with federal liens, but a friend in AL has and told me they usually will settle for approx 20% of face value.  The understanding is, they may get nothing or end up with a property that to them can be a liability.

Bottom line, they are usually high energy scams!  Have attended free ones and usually leave fired up with one nugget.  Have met a few friends, so some positive outcome.

Honestly, get on-line and read, buy a book, or talk to a knowledgeable person and you will be further ahead.  Really as I witnessed, the free seminar is an up-pitch for a paid weekend, which is a pitch for coaching or more.  I would expect the success rate to be well under 10% and the make back your money claim to be a best 25%.  If you must pay, offer to do free work for a rehabber, tax lien buyer, or just dpent time in tax office, I have and it works!

Have recently taken title to property that I held lien on, paid off junior tax lien holders and found out the bank just didnt want to deal with forclosing, repairing, then selling since owner had paid majority of loan, they chose to just let it go to me!!!

Apply to HardKnocks, Skol of - just ask tax office and do a little research, in my opinion, they give you 10-20% of what you may need, so you may as well go to the source!
