It all depends on location.  What are you getting it for?  Ouch, to me 10-15k is not minimal repairs in this location, I get fixers for 45-85 and put 5-10 in them, my rents are 1000-1500.

Any lien holder will settle for less than is owed, simply point out the obvious point that it floods and let them know that you may consider walking away unless a reasonable settlement can be reached, such as 10-25% of what is owed.

Usually just an oversite or a delay in paying due to slow dues payments.  The chance of getting a deed is probably in the 2-5% range.  I have held liens on a range of properties from common areas to a golf course, they all paid and usually at the last minute, so maximum return, happy hunting!!

John, I have been there, was living in Germany and TDY to Spain, bought townhouse in DC area with parents, so its doable nearly anywhere.  My take-away is start soon as you can and repeat the success along the way.  My first real estate investment went up nearly 10x the value and my worst increased about 50% and that was just the appreciation, with rental income the returns are through the roof!  Some folks will leverage to the max, my preference is to have paid off fast as possible then repeat as often as possible.  Best to you!

So many options, find your passion and focus on maximizing return, but there will always be some sort of work required!  100k could pull $10k - $100k through rentals, tax properties, flipping, and on.  It will be fairly apparent as to which way to proceed based on location...happy hunting.
