Well, a portfolio lender is way more likely than a conventional lender. Will your DTI still be high once the rental property is cash flowing?

Personally, I wouldn't ask them anything - i would talk to the larger real estate agency and ask them which title company they use.

It doesn't seem to slow - it actually slows.  We build spec homes and we rarely sell a home between Thanksgiving and Christmas unless it's to someone being transferred in.  January is our top selling month.

I use eVoice ($13/month) and it acts like an answering system.  Think "chose 1 if you're a current tenant or choose 2 if you're interested in looking at an apartment."  There's an app on my phone that it dials through.  You can dial back through the app so it looks like it's coming from the business number.
