Your construction costs would probably be lower with the 4 plex.

Any chance you could add laundry hookups to up-stairs unit?  Then each would have their own laundry and you could ask more rent.

We first find the neighborhood we want to build in - does it have the types of lots we like to build on?  How many spec homes are being sold in that subdivision?  What is the average days on market?  Per square foot close price? etc. 

Once we know that, we build a home that suits that neighborhood and the types of people who want to live there.

Our tax accountant recommended a new LLC every $1M in property.

While your tenants will pay for the utilities when the units are rented, you will have to pay them when the units are vacant.  We figure a 10% vacancy rate (to be very conservative) and an appropriate amount of utilities to cover vacancies.

Outcomes for adults who have aged out of the foster-care system are horrible.  Less than 5% graduate college and the vast majority are homeless after they age out because, shocker, at 18 you don't have a career/home figured out.  

If you don't want to rent Section 8 then don't.  But making fun of people who have had a ****** childhood and have been kicked around all of their lives doesn't help the matter either.

Yep.

Fan without a light kit.

We put 4 cans and a fan in each bedroom (new construction).
