You've met with the planning and zoning folks and the couldn't/wouldn't help you?  Is the lot in a subdivision?

Do you have your builder already?  Ask him/her which bank has financed their prervious projects.  For us, we use regional banks since they are more likely to lend on speculative properties.

The reason he said that is if the contractor is busy doing your job then he/she won't be available to do theirs.

Invoice , signed W9, and a signed lien waiver.  Your accountant will send the 1099 based on the W9.

I used Real Estate Express.  It was ok but not great.  The software was a little glitchy (kept logging me out) and the explanations could have been a lot clearer. But, it worked and I passed.

What does the lease state?  Does it have to be left in move-in condition?  Or, does normal wear/tear count?  It has to be clearly spelled out what is acceptable.

I would second the "introduce, calm fears that everything will change, and don't change anything unless necessary".   I did find out that one of my duplexes' maintenance had been lacking because the owner knew he was selling it.  So, you might have a few small issues to fix but, other than that, don't do anything.
