My first two holds were turn-key and they cash flow well. Not as great, maybe, as a BRRR but I'm very happy. The properties were very well maintained and, other than replacing some old carpet, has been maintenance free.

Portfolio lender for us.  Much more willing to move on projects than confentional.

We make sure that we spell out everything in our drawings to try and get the highest appraisal possible.  But, like everyone already said, we only use it to get the construction loan.  We pull our own comps to set the sell price.

I already had a lender in place before I bought my properties.  From there, I gave them proof of ownership (copy of the closing statement), they ordered the appraisal, they loan 85% of appraised value, sign papers, walk away with check.
