Don't forget that there are owners who will finance and might overlook a poor credit history.  Great job BTW

Have you considered forming an LLC? Easy to set up and that entity owns/leases the property. Profits are split among the members.

Some schools offer a Real Estate major in the business school.  It's good to have a degree since it makes you marketable.  Spend your money and time wisely and get a degree that will help you along your way.

Are you asking if you should sell the lots to a builder or are you asking if you should build them yourself?

The REIA group suggestion is good. Also look at "for rent" postings in Craigslist from individuals.

Is this a type A property?  We install irrigation systems in our spec homes but those are $300K+ homes.  I wouldn't spend the money to irrigate/water a rental unless it was a spectacular rental.

Sorry - it is Restore.  I have volunteered at our local Restore before and they sell a ton of appliances (stoves, microwaves, washer/dryers).  Every city/center will be different.
