Everything in an LLC always! And yes to cash flow

Shhhhhh don't post about Syracuse on here! You will flood our market with investors haha! I am only kidding, here in Syracuse we have done surprising well. We have always been cash flow strong!

@Nathaniel J Mott throw everything you know away about the 70%, 1%, 2%, 50% or whatever % rule. They do not account for so many factors. I look at each property, single family, small multi-family and apartmetns differently and do not use any "rules of thumb".

I use a low ARV on purpose to keep myself in budget and have more meat on the bone at the back end.

@Tj Tracy NY doesn’t use title company’s. It’s an attorney state.

@Patrick McGrath another small investment property, I have a good relationship with the lender and give them a lot of business. In return I get daily good terms

@Megan Brooks it was on the MLS. I am also an agent and noticed it was on there for awhile (over 100 days) and I own another property on the same street. I went in all cash and no contingency's. The home was vacant and the owner was just sitting there paying taxes, insurance and possibly a mortgage and knew this was the time to get rid of it

@Antonio Butler my first property was my own cash, that was over a year ago

@Miller McSwain this one I did a combo of Hard Money, Private Money & my personal funds

@Craig Anderson yes, built super strong relationships with some local credit unions
