Zach, I am a local agent and investor in Syracuse, NY. I also host a real estate podcast as well as a meet up locally that I put on zoom for my out of state investors to attend. I have a handful of off market deals at the moment. If you would like to connect, let me know! 

@Maya Gorski couldn’t agree more with what @@Michael Kinsella said. If someone does lending on this, the fees and rates will be fairly high. If you are looking for perm lending on the building, I would caution you to buy anything in this market for $50k or less if you don’t plan on doing a renovation. Buying and just renting at that price will be a headache and repair nightmare I could imagine. Feel free to reach out to me with any questions. Good luck!

Hi Maya, I am an investor in Syracuse. No reliable lender that I know of offer that. You will have to do a hard money or private money loan. The closing costs on loans below $50k won’t be worth it for you or the lender. At that price point I imagine you are doing a rehab on the building?

When I was doing rehabs I would use hard money and private money lenders then refinance into a perm loan. If you are trying to get short term financing in place I have a hard money lender I can connect you with that has $0 in closing costs!
