@Roman Kozlov depends on the class of the asset and unit count. 8-10% is pretty normal, 10% being in SFR, 2-4 units. Once you get to 20 units I start to see it drop down. I know of Class A & B buildings that only get charged 4% but they are 150 units. This usually includes, day to day operations, rent collection, renting the units and handling tenant communications. Every deal is different though and depends on how well you negotiate. Best of luck!

Hello Real Estate Investors! We will be doing our meet up virtually on zoom due to COVID cases still being high. We hope to meet in person as well as zoom next month.

Please note that this is a meetup, not a webinar. Therefore, we are requesting your participation. It's not mandatory, but it is your opportunity to network and take a step forward in your business. We encourage the following:
- Participate using live video
- Be ready to tell us your name, company and where you are doing business
- Tell us what you need to take the next step in your business or perhaps you have properties that you want to buy or sell.

This virtual meet up topic will be about "Social Media and Branding Your Real Estate Business to Get More Leads" with Fortune Builders coach and guest speaker John Paul Kilduff. John Paul is a serial entrepreneur with a very successful Wholesaling, Rehabbing, and Rental business in the New Jersey, Pennsylvania and Florida. In just 5 years he has completed more than 100 transactions including building a rental portfolio with over 40+ units. In 2020 John Paul founded a Social Media Management and Skip Tracing business that helps busy Real Estate Entrepreneurs drive more leads into their business. John Paul has been a Real Estate and Marketing coach for a national real estate education company where has personally coached 1000+ real estate investors. John Paul has done all of this while serving as a Drill Instructor and Cyber Security Officer in the United States Coast Guard and has recently retired to Williamsburg, Virginia.ZOOM INFO:

Michael,

AJ Osborne and Mark Helm are the best in the business. I see Mike Wagner in this. He also knows his stuff a lot!

We put an LOI in on a facility up on 31 in Clay. It was 5 years old but only had 35% occupancy... not vacancy, occupancy! The owner had zero idea what he was doing and let a fertilizer store set up shop in the store front in exchange to manage the facility. Needless to say they were doing a terrible job but we saw massive potential. Later we discovered upon further research that the building construction was very poor ( 2-3 inch wide cracks in the foundation that went that length of the building after only 5 years of being built) and that there was 100k square feet of climate controlled self storage being built at the mall right across the street!

With all that said, we dropped our offer by half. Someone else paid double of what we offered. We were not willing to take the risk on as Syracuse is very saturated with storage at this time with more facilities being built (you can look this up on Radius+). B&C has been around for a while, they are great and they own a majority of the market share in this area.

I saw all of this to caution you. If you plan to build you will want what is called a "feasibility report" , that will tell you if there is demand enough to build and what square foot per capita is needed.

I hope this helps!

Thomas this sounds like a good deal. If you would like a second opinion to go over the full numbers, I can use my analyzer and share it with you, let me know. I can sign an NDA if that makes you more comfortable. I am always looking to connect and assist like minded investors!
