AND WE ARE BACK!!!

I am super excited to have everyone back for our meet ups to network, share potential deals & partnerships as well as learn all things real estate investing. I must note: WE WILL BE MEETING IN A DIFFERENT LOCATION THAN USUAL. The new address is our BRAND NEW million dollar building we just finished TODAY (7/10/20) located at 7650 Highbridge Rd. Manlius, NY 13104. Enter through the back entrance and we will meet in our large conference area. Please bring business cards to pass, this will be a soft opening as we will not have a guest speaker this time around but will be weighing heavily on networking and a Q&A session. Anyone from Syracuse, Central New York, Utica, Rochester or in the general CNY area is more than welcomed to join.

Our meeting will take place Tuesday, July 28th 2020 @ 6:00pm at Hunt Real Estate of Manlius. This is a free meet-up!

Real Estate meet ups are where I network the most, and is how I bought my first deal, how I found my lender and how I found my handy man I use to this day! This is how you get started! If you have 2 Units or 200 units or even none, we would like to meet and hear from you as well!

Bring a notebook, some topics to discuss or just sit back and listen. We look forward to meeting with you!

If you have any questions please reach out to me directly 315-794-1522 or [email protected]

Brian, I love all of this! Would you be willing to share with me what that direct mailer looked like and said that you sent out. I have direct mailers for buying houses down -cash -quick -as is but with apartments that is an entirely different ball game. Looking forward to hearing back from you!

Jon, I have tried to use theirs and I’m not a huge fan. I use HubSpot for my investor mailer list, it’s “okay”. Thank you for the suggestion

This pertains a little more to real estate agents. I have been an agent for a little over a year now. Had an awesome year last year and a way better one already this year. I am starting to get to the issue where I have a large sum of clients and want a CRM to keep track of them all.

For other agents out there or anyone that has an answer, what is your favorite CRM to use? I would like it to be free to start so I can see if I like it or not. I have tried a few and am not a fan of what I have used. Any and all suggestions would be great!

Thanks BP community!

Welcome investors! As you can imagine we have not had our regular meet ups due to COVID-19. Because of this we will be doing a Virtual Zoom Call Meeting.

This month we will have David Grabiner the DIY Investor as our guest speaker. David is an innovative real estate investor. His practical, educational, and financially astute posts have helped many improve their real estate portfolios. Beginning with $12,500 and a single quadplex in 2014, his Chattanooga real estate portfolio is now valued at over $15,000,000. David worked with the World Food Programme in Zambia, and managed a thriving hospital in Congo. The skills learned in those settings enable him to bring a fresh perspective to changing economic times. David currently lives in Tennessee with his wife Eliana and their four children.

David will talk about how he built such a massive portfolio in such a short period of time and take questions. We will also have open discuss throughout.

I’ll make it as short as I can. Bought a duplex in Syracuse, New York. Had two inherited tenants. Got rid of one and the other is there with no written, month to month lease on the second floor. She has been there for more than 2 years. Super nice area of Syracuse by $300k -$500k (high numbers for Syracuse) large homes and old mansions around this duplex. Last Saturday her boyfriend shot up the property with a pistol (arrested with a $250k bail). Two days ago, cops were there at 5:30am breaking up a fight then again at 9:30am. Every day she brings in new very sketchy individuals. Possible drug dealing on property. Broken the front door, windows and bullet holes throughout the front of the property. Noise complaints literally every day multiple times a day. Brand new tenant down stairs that’s a banker with her family cannot sleep. 8 neighbors have contacted me saying they would like to start a petition with me as there is almost never any crime or noise in that neighborhood. I have talked to the local District Attorney and Police Department.

I would have to serve a 90 day notice to vacate (because she has been there longer than 2 years via NYS law) and then start evictions. But I’m thinking with so many noise complaints and police visits, there had to be something that can be done. Please help, thoughts? Local Syracuse Eviction Attorney referrals? Need this lady gone before she destroys the property with her 10 friends and makes me lose out on great tenants.
