Hi Samantha Santaniello and Keith McGovern while the 1% use may be tough to get in Bergen county, as Kevin Hill said, why not look at other markets where those rules are achievable? This site of course has tons of resources to allow you to invest outside of Bergen county.

Hi everyone,

I wanted to jump in and let you know that I had success with Fund & Grow and am very happy with them. Me and my wife applied through them and were able to obtain over $60K in various lines of credit.

I would highly recommend them to others, and already have!

Hi Joanne New Jersey is a very tenant-friendly state. The price-to-rent ratio’s are also not the most favorable making it hard to hit certain criteria, like the 1% rule.

Poke around through the site. Pick up a couple of the books that are highly recommended and mentioned often in the podcasts. Attend a local REIA meeting. Talk to a few agents and other investors. Just a few suggestions :)

Hi Michael Guzik if you are working with an agent they will have their contracts to use. You want to ensure your contingencies are all in there. If you are going direct then you want to find a local real estate attorney to provide you a contract you can use. This way you will know it is in compliance with your area. There are, of course, template contracts online as well but they are not specific to you or your market.

Hi @myia welcome to BP! There are a lot of threads on this site about wholesaling. You should read them to get some information. Then you can connect with local investors in you area and attend a REIA meeting. That’s a great way to make lots of connections. Good luck!!

Hello BP! I was writing to get clarification on the designation as a full time real estate investor. I have heard and am aware that one has to put in 750 hours in order to achieve that designation.

Does anyone know if there is a threshold number of units an individual has to manage/be involved with in order to meet the designation without tracking hours? For example, if one person owns and manages 20 units, would that suffice? 50?
