You need the paid version of whitepages its called premium and the correct numbers will increase dramatically. I would recommend driving up and coming neighborhoods, and look for vacants. Track the owner down and ask them if they have any interest in selling. That works for me and have found little to know competition because you have to literally track down the owner and use very simple creative tactics like sending them a handwritten letter to their mailing address. Looking for them on facebook, linkedin, etc....

I agree that house hacking is a great start, however under fha you can purchase up to a 4 unit apartment building as long as you live in one unit. Maybe get a duplex live in one side and rent out the other one. #PRIVACY

Hello Stacy, Wesley,

I have a couple of creative scripts.

  1. Hello, my name is ( your name) with ( your company) .Not sure if I have the right person would you happen to be the owner of ( property address)?  If they say yes. Great, I was inquiring if you had any interest in renting (passive) or possibly selling this property? If they say no. HMMM! Would you happen to know anyone looking to rent or sell in the area? I go in for the appointment asap like this. I would love to earn your business are you a morning, afternoon, or evening person? Then suggest "I have 9 or 9:30am which one would be better"? Same thing for afternoon or evening...

Hope this helps. I cold call for a living and found that 99.9% of pre foreclosures are in denial. I have got one or two and the selling point was that a foreclosure is a harder hit on their credit and I care. My lender can get you back in a house in 2 years with a short sale and 7 years with a foreclosure.

I love the cold call. That's what my business model is based on. When I talk with sellers I use the language my partners. However the seller typically never sees the buyer and your fee is on the buyers side of the hud 1. No worries....

Hey Rodney,

I have a  local assistant that I found on indeed. I trained her myself and she sets my appointment and call all my prospects. I tried the va and it is cost effective however the roi is not there. Seek and you shall find.

Hey Paul,

I am using callrail and love it. Not sure about porting but they have a cool call forward feature for each callrail number. Also they have a automation feature that can ring several lines at one time. Hope I answered you question...

My type of guy. Hello Duane. Depending on your monthly budget I can help you find a deal and make some money. You will need apprx $50 a  month and some sweat equity and you will be off to a great start. I focus on vacants, skip trace the owner, call them and solve there problems. The bigger the headache the higher the motivation typically. Send me a dm.
