Easy fix. All you need is mls access. You can pull the area your targeting and set the criteria for cash sales in the last say 180+ days. Skip trace the llc and now you have your vetted cash buyers list. Boom!!!!

Hey Jack, In my experience you want to not focus on business owners, inc, llc's, etc... Also you don't want to put the cart before the horse in regards to making a low ball offers. Build rapport instead. You need to find the owner name via your local tax assessment website. Then you want to skip trace the owner to find their phone number using zabasearch, whitepages premium, tlo, spokeo, etc... You need to see if they are motivated before you discuss any pricing. Some questions to ask them: would you have any interest in selling, just out of curiosity why are you selling? Let me know if that helps.

If you want to automate there is a ton of options, however tlo has the best hands down robus batch data service $1 per record. It's like butter on biscuits. Just my two cents. You can check out realfastdata $49, 10K exports, nationwide coverage, its like the mls tax database and you can specify exactly what your looking for down to the subdivision, sq ft, etc...
