Sure thing zillow is packed with info at your fingertips. Just select the area and property type and select rented and data should appear. You might want to compare markets. It's very user friendly, free, and gives you coverage nationwide

Hello Nick,

Easy peasy. Ask a realtor to pull owners 25+ yrs ownership in your area via mls and export to csv and send to you. This is the bonus tell them a lot of these deals won't work for you and you will refer them back to them for possible listings. Boom!!!!

Hey Duane,

Start in your neighborhood by driving, walking, jogging, cycling for vacants. Pull the owner address from your local tax assessment website. Next try to find their phone number using zabasearch, whitepages premium, etc to see if they have any interest in selling. Go to the courthouse and pull the probate list varies by county. Google code enforcement list for your area. Google vacant property list for your area.

Typically I will do a text blast to my investors with the property address. Majority of the time the property is vacant so I send them the combo on a case by case basis and the rest is history.

Tough area to be honest. I would look on the outskirts in PG like Hyattsville, Oxon Hill, Temple Hills. I know that's a little down the beltway but you will achieve a greater roi.

Hey Abhijeet,

Sure thing track them (computer screen, productivity) through a free neat site called screenshotmonitor. You want to get a softphone through callrail or vonage business. Task can be anything you can do from a computer be sure to record the videos for free to send to them screencastomatic. Hope that helps.

I love to cold call. It works but its all about the follow up. Put as many prospects in the bucket, nurture them with love and earn their business. I don't personally do direct mail however have done some extensive research in regards to reviews and competitive rates. Check out resimpli tell Sharad Damien sent you.

@ Troy Fisher I believe in using credit cards however not for pleasure. Only for business purposes in a sense. If I do use one for pleasure I treat it like American Express pass the balance in full in 30 days where you will incur no interest. That way my score stays healthy and I am able to get awesome perks wherever I go.
