For a 50/50 partnership I would get the property appraised and then the buy in price would be 50% of the equity in the property. Cash flow would be split 50/50 monthly after all management expenses are taken out.

Sins talk pipe insulation on all the heating pipes in the basement and seal every little crack you can find. You can also turn up the water temp on your boiler.

I go with first and last at lease signing and first months rent when they move in. Breaks it up a little.

I have a tenant that asked if I would allow a hamster or a pet rat ( apparently different bread than a rodent rat) I generally have a no pet policy, but only thought of that for dogs and cats. What kind of trouble am I asking for by allowing these small pets? Do you have a pet agreement for them? Can anyone tell me anything about a pet rat? Thank you.

Sharing bathrooms is a rooming house not a multi family. It's a totally different animal. Stick to true multi unit buildings.

You are not required to accept section 8. You just can't deny a person because of it.

Having your tenant sell your house and get to pick their next landlord is a bad idea. Too much control given to the tenant.

This route is costing you $3000 that could be spent toward a down payment on a cash flowing property today, that puts money in your pocket each month. There is no free $4000, you can't cash out your 401k unless you quit your job, which I doubt the poster will do to get the free money. Waiting 10,20,30 years for that money doesn't seem worth it. 

Look at all the bios of ppl telling you to invest in the 401k. They mostly work for money management firms.
