@George Blower @David Fernandez That's true, and I have invested my IRA in real estate but it still is a horrible deal since I can't use any of the money I earn until 65. I'd rather not have congress dictate when I can have my money.

How can you say guaranteed?  I'd prefer to fund an early retirement plan, investing in Cashflow today puts money in your pocket today. If you do it now there will be no need for a 401k plan.

Too many newbees are on the BP blog and fall for the trap of taking the shiny nickel. Putting the money in a 401k is a horrible idea if your goal is to be out of the rat race before 65 yo. It's only free money if you live to 65 and the investment doesn't implode or get eaten up by advisor fees. Invest in real estate!

More drama = Elec utility fraud Dept calling to ask if Jane doe just moved in. I say she has lived there for 2 years. 10 minutes later Jane doe calls me screaming that I'm going to kill her son who has an asthma breathing machine and she doesn't have electricity to use. I tell her to just pay her bill and stop trying to scam the utility.

What are your real estate goals? Do you want to be a utility provider too? Sub metering may be easy now but it will eventually become a pain to read the meter, calculate and bill the tenant each month. Just build it into the rent and don't worry about it then go look for more deals.

One of the biggest pros to renting to students is that you'll never get a call on Christmas Eve or other holidays because they are usually not there.
