You are asking a bunch of questions that can be only answered by talking to a licensed architect and the Building Dept. No offense but lots of GC’s and brokers don’t really understand building codes.

By me all new construction >3family homes need sprinklers, plus 1-2hr fire separation between units, gets costly.

@Michael Junior What town is your home today in? A few years back, 2013, I paid 40k over asking because I was close to Yale and knew the area well. Beat out a bunch of other investors and got it for 152k. Now it’s worth close to 300k. Over the long term your 5k difference won’t matter.

I thought this was a real estate blog! Who would you trust with your retirement money. I’d bet on my abilities any day over leaving my money with Wall Street to handle. Take the money, work the flip and never look back.

Or maybe the tenant is worried about getting booted and just wants security. Talk to him/her maybe a long term lease will do.

What kind of house? What’s the chance that the tenant can come up with the money to close? How good is the deal? I’d give the tenant 5k to decline his option.
