Whenever possible I try to complete repairs before the existing tenants move out. I’d rather inconvenience existing tenants who are moving in a few weeks then get off on the wrong foot with new ones.

you all are killing me, Please don't get lost in the tax savings. If you want to set your daughter up, help her buy some property when she is ready. Tax free money in 52 years is useless in making her life better now. 

She won't be able to use the sdira money to buy a house that she will be able to pour sweat equity into and learn the business with.

Why are you investing in RE? Probably for passive income and time flexibility/lifestyle. Instead of the IRA I'd prefer an account for a future property/business investment for. Your teaching her RE skills and if all goes well she will be buying property when she is 19 and never need the IRA. please don't give the money to Wall Street.

These cordless blinds suck, like the op said you can’t open them all the way, especially if there is furniture or a desk or a tall ceiling. It’s just not reasonable to climb on furniture or bring a stool around. Plus they are bigger and require all new hardware to install.

If you’re tight on cash used might be ok but otherwise buy new and get it delivered, installed and the old one taken away. Your time is too valuable to be doinking around with old dishwashers.

I started out with used, and have a basement with 3 used washers sitting and collecting dust when I realized how much a pia it is installing cruddy old appliances.

Buy it and put it on mute mls and see if you can make a quick buck. If not then you live on it.

How can you say that cash flow doesn’t matter? It’s not a sustainable business model to hold negative cash flow buildings. This isn’t Uber, profits matter.
