What about innago? I need to upgrade and want a company to use for a few years and then hand off to a property manager when I don’t want to manage anymore. All the free options are good but will they be around in a few years or scale?? I willing to pay and don’t want a Mickey Mouse solution.

I second the stealth toilet. They have a top push button that looks fancier and a 10yr warranty on the flush mechanism. There is no flapper that will need replacement.

Go with the projected sales and of your houses for the year if you think you will do 2 or 3 homes put it down. If you have a couple hundred thousand in revenue you should be able to get a credit line between 20-30k.

Keep in mind you only want to use 1/2 of the credit limit so you don’t ding your credit score.

Chase ink, capital one spark and Amex have good terms.

No cc company has ever followed up with the data I’ve entered. Just write it down somewhere so if they ask you can remember what you said ;)

Does anyone have any policies in place about conducting repairs in an apartment while a female tenant is home.

What is a safe policy that won’t get me in trouble. I try to get in and out as quickly as possible, but it would be so easy for them to make a false harassment claim or worse.

I’m just looking for a good risk management policy.

I’m thinking about only doing repairs if no one is home, there are 2 or more people there or if I can record it somehow.

Any thoughts or experiences would be appreciated.

ISR a great opportunity to get into the apartment and see if anything else might need a fix while you are there. Do a quick walkthrough, are the doors latching correctly, is the basement wet, sinks not draining. There is always something else I notice when I’m there that I’m glad I did.

I own a 3 family property in a OZ with enough land to build 3 more units. Can I take advantage of the OZ benefits if I add a 3 family home? This isn’t too clear form the OZ regulations and am hoping to find someone/cpa that can help. First off I’ve owned the property for 4 years already.

Aren’t there taxes on the 15k/mo as well?
