I know that I can not deny an ESA for a tenant, but can I deny their guests from bringing ESA animals when they visit or stay overnight?

This is not very informative advice. Whats a big hit mean? like having a bankruptcy?

Has anyone done this? what is the process and was it worth it? does your credit take a big hit? What other pitfalls would I need to be aware of?  I know with regular Forbearance you can't apply for a new loan for 3 or 6 months. Any guidance on whether this is a good route to lower your rate is appreciated.

At what point is the security deposit forfeited? I have asked the previous tenants multiple times for their contact info for where to mail or wire the money and they haven't gotten back to me. I have 30 days to return the deposit as the landlord. At what point can I say sorry I'm keeping it? I dont want them to come out of the woodwork next year looking for money

I’m a small property developer and it’s just me. I hire my consultants and contractors as necessary, I wouldn’t have room to hire an assistant like your proposing. You might be better looking at larger development companies that employ lots of staff. However like others have said if you had a deal that we could partner together on there might be a way to have a mutually beneficial partnership.

Curious about how you automate building code compliance? Do you have AI that scans the drawing files for errors? Seems like a very complicated system to bring to market.

What about innago? I need to upgrade and want a company to use for a few years and then hand off to a property manager when I don’t want to manage anymore. All the free options are good but will they be around in a few years or scale?? I willing to pay and don’t want a Mickey Mouse solution.
