@Nicholas Aiola oh gotcha!! Ok I did my own taxes on TurboTax this year says I owe 3000. And it doesn't say how much I made. But guess I should just file the TurboTax ones. I just thought if I don't deduct any of my expenses it will show I made more? Or should I deduct everything and owe less. I just want the income to be high.

Thanks for all the great feedback!! So far I told my possible future tenant.

250$ non refundable deposit. (per pet)

plus 50$ a month (per pet.) Because I really don't want her 2 big dogs ruining my newly landscaped yard. But for this amount seems reasonable. Hopefully this other section 8 tenant works out though. Doing a showing tomorrow.

Thanks guys!!!  I just realized something. I just paid 4500 to get my whole lawn landscaped with rock and mostly mulch. Under the mulch is plastic. The big dogs would tear that up running around.   Any one ever have that problem?

@Lesley Resnick Definitely. I was managing 6 Airbnbs. Making 7 G'S a month in Denver. the str license changed and I'm down to one now. So make sure you get your str license and look up the str laws in the city. Denver you can only have one str. And it has to be your primary residence. I'm looking to get more in other city's.

@Greg Scott. Its a loan where the rent has to be higher than the mortgage. I cant get a fixed rate my income is too low. The floor slopes down in living room and a pillar on the deck is not holing up. I could make 500 a month. Dont know if its worth it. I could re finance

Im under contract with a duplex in pueblo CO. 1017 box elder st. Pueblo for 140k. Arm loan 7% intrest, 20% down payment. Structure is bad but they are fixing it for me.
