Thinking about renting my 3 bedroom 1office house out in Pueblo. I live about 2 hours away in Denver. Seeing if anyone has any tips or pros an cons. Should I pay all utilities and change them 600 a month per room?. Rent would usaily be about 1350. Appreciate the feed back. Also heard of sober living the government pays? Anyone done this before?

@Crystal Wilson Do some states require you need a agent? I heard colorado you need to use one?

It's getting annoying trying to get my tenants to pay rent on time every month. I'm thinking I need to start looking for a property manager. Anyone know of a good one? I have a property in Denver, CO springs and pueblo. Thanks!

@Jason Stubblefield Thank you, all of you. Yeah they are at least 500 each cash flow one now is 800 cash flow. Since rents have risin. So it's definitely going to be hard to find deals like that right now. My Pueblo property I just had to evict them they were hording and ruined the house. I'm fixing it up now and it's so much! I'm contemplating maybe selling this one it's equity is about 100k. I know I'll only get 75%. Idk I feel I should still put the money back into it either way. . Definitely thinking of maybe getting one really nice airbnb. Or a big multi family. I know I always planed this happening, buy these cheap property's gain equity and cash flow. Then get over 100k to invest In something big. Now is the time and I'm trying to make the best move with this. I wanted to ask other professionals like you guys and start talking to investors. Can't complain about my situation I'm greatful.

@Bill F. Thanks!! I make really good cash flow over 500 a month. It's hard to find places that I can make that much cash flow. I bought them at 75k and they are worth 210k. 160k and 155k. So they built alot of equity. Not from paying them down fast or anything. Yeah I haven't found any deals yet. These were real good deals.

@Joe Villeneuve Why is it better to sell them to do that rather then refi cash out? Because I approved already to cash out 150k. Then I could keep the propties I have and get more? And why is it an advantage to have higher property value? Sorry so many questions your helping me out alot I'm having trouble deciding what to do and have no one to talk to about it. Thanks!
