Thank you! I'm definitely researching all day. And it looks like I will only get around 900 if I'm lucky. Its definitely rough on the outside. But I feel I should go ahead and make the offer. Is 300-400 a good monthly return? I was hoping for 5. But its pretty hard to find. I don't think it will appreciate in value over the years eather. Its definitely no HOA you can tell by the neighborhood. It could benefit me by not paying for it. I only got approved for 90,000 and that's without HOA. But my Realator is writing it up now so I hope this works out:| :D. Thanks for all the feed back, I feel I just need to get this going already it took me 6 months to get a loan.

Im looking at a buy and hold in colorado springs. I live in denver. Its 78,900. No hoa. Town home. 2 bd. 2 bath. Zillow says it will rent for 1000. I will send you an mls#. Im just noy sure i can rent it fast, or for that much. I need a secound opinion. Thanks :)

My dad bought his home in denver for 130,000 15 years ago. Now its worth 250,000. He is about to pay off bankrupsy in a month. So his credit is not good. My credit is great. Is there any way for him to take that equity out and me and him both can buy some houses with it??
