I don't ever think it's wrong dressing on the "nicer" side of the equation. Khakis and a polo or button down shirt with a decent pair of shoes. However, there are times when I think it's totally fine to be in jeans or something slightly more casual, depending on who you're calling on that day. Some people may be put off by someone showing up "put together" and can relate more to someone dressed a little more casually. If I'm out doing apartment inspections or just going to the office quickly, that's probably what I'd do.

I only do month to month leases for my personal apartments, and I've convinced most of the owners that I manage for to do the same. I'll risk a little higher turnover for the little bit of extra control and peace of mind of being able to send a 30 Day Notice for something other than non payment of rent.

Totally agree with Marc Cunningham . I only do month to month management agreements with my owners. I also like the flexibility of being able to get out if I need to.

Melissa Harris a good place to start is the book on Managing Rental Properties by Brandon Turner. I wish I had that when I started managing properties for others!

I like the idea of "listing" a buyer. Usually, I would go on one appointment before asking though, because I'd want to see if I can work well with the client. I think it's all in how you sell the value to the client on the benefits of having one agent who is looking out for your best interest vs. several who may have different agendas. I would have a hard time with paying an up front charge, though. I think that's the risk we as agents take as we do with any client, and there's other ways to try to increase your profit margin and cover more of your costs than that.

Kimberly Harten Seems to be the way to go would be having the seller hold some portion of the down payment. Each bank is different, but they may require you to have "some" skin in the game, so maybe see if the seller would hold 10% and you could bring the other 5%. Or try to get owner financing with something like 10% down. Assuming the building is rented, you will also get credits for pro-rated rents at closing, which could lower your down payment as well.

Axel Ragnarsson First thing I would do is invest in some real sales training. Take someone like Grant Cardone, and buy all of his books and audio programs. You're probably looking at less than $250 and it's going to give you a great foundation to work from.

Andrew Acuna Ben Wilkins Nicholas Cook Ryan Murdock Thanks for the replies! The tenants have been with me for about 2.5 years, and seem to be decent people. The maintenance guys have been with me almost as long, but I strongly feel that they wouldn't do such a thing. In this instance, I decided to chalk it up to the "Headless Horseman" and give the tenant the $100, which is pretty much what I would make for managing the place for the month anyway. I do plan on informing the maintenance guys of the accusation though, and see what kind of sense I get about it.
