Jessie Tetreault If the numbers work for you, offer full price and see if the owner could carry back a 10% second mortgage, that could get you in for about 10% down.

I'm looking at picking up a Business Credit Card, and and was wondering what would be the best way to go? I see some are doing cash back (I think I saw Fidelity sponsors a Visa that does 2% back to your IRA which seemed cool.) Anyway, any help is greatly appreciated!

Peter F. Absolutely. That's the way you have to sell it to the Broker, is that it's going to bring in additional revenue and lead sources. Maybe offer a special split with your Broker on properties that are the direct result of your management business instead of paying him a monthly cut.

I manage about 30 doors through my own Management company, but I work under a Broker. He doesn't take any of my PM commissions, which is awesome. It has brought in new investor buyers and I get the listings on properties that the investors are looking to liquidate.

I'd second the idea of using some of your bank to buy another rental property to cover the cost of the car. A happy wife is a happy life, as they say! :)

Definitely possible! Right now, I'm working on purchasing a triplex and getting the seller to carry back 15% and using some Seller's Concessions additionally! :)

Brent Neuenschwander Agreed. I have decided that the only way I would take this is packaged with another property or two. I've found another deal that looks far better, and it appears that the seller is willing to hold a 20% second mortgage on the property so it's starting to look juicy! : )
