I started playing around with Insightly. There’s also a mobile app. So far so good. Seems simple enough for me!

I’m planning on setting up an LLC for my Property Management Business this coming year. My thought is to brand my real estate brokerage and management company separately, but have both business structures set up for the least amount of headache as far as tracking where the money comes from, etc. My thought is to set up the LLC as say, “ABC Property Management, LLC” and then file a D/B/A as “XYZ Realty” with the PM LLC as the parent company. Does this make sense, and am I on the right track?

Lots of great points here! For what it’s worth, there’s a few Brokers here in town that have been buying inexpensive SFRs, rehabbing them and “flipping” them on a land contract. So they may make their $10k-$15k Profit, plus get 7%-8% interest as well, giving them a nice monthly cash flow. Might not work for everyone, but I am considering doing this down the road once I’ve built up a sizable nest egg. I’m 31 and just closed my second multi family investment, and want to continue buying the small multi’s. I keep thinking that maybe when I’m 50-55 I won’t have the patience to be a landlord anymore, and the land contract idea could work!

Mooro El We have a local paper that everyone posts vacancies to so I started with that. Craigslist too. Without question, Realtor referrals were the biggest source of business for me - still are. Most of them don’t want to get involved in the PM side for what I’m charging, so keep adding value to the Realtors and they’ll come. Offer to do rent comps for their clients, and make sure they know if the owner decides to sell, you will make sure the client stays theirs!

I’ve been thinking about picking up a Chromebook to use in the office and on the road. I use Google Drive a fair amount (not nearly as proficient as I would like to be yet) so that seems to fit. Anyone have any experience with these?

This is how I got my start in Property Management - cold calling FRBO’s and offering services and building my business from there. I’d do one shot rentals and that turned into PM, etc. I also got a lot of Realtor referrals from their clients who couldn’t sell their homes and decided to rent.

Last year I sent Christmas cards out with gift certificates to a local pizza place. They seemed to genuinely appreciate it.

Jared Viernes That’s how I started! I got hooked up with a couple of BPO companies and started doing them 45 minutes to an hour away from my hometown. Made more money the first year doing BPO’s than the one Property I sold! Haha
