I am looking at acquiring another brokerage in our market, and for those who have done this before, how do you put a value on a small real estate brokerage? Owner has no records to speak of - I have been able to "recreate" a pro-forma using sales volume from the MLS, and using the same expense ratio that I have in my own company to come up with cash flows. Any help is greatly appreciated!

First focus should be, get your agent business going strongly enough to make some cash, and use that cash to start buying properties. Alternatively, you could try to focus your business on serving just investors, and maybe work out a small equity stake for bird dogging some deals.

@Todd Sullivan I started doing Property Management shortly after I got licensed so I could start making some money. It was a good business overall, and I recently just brought in a partner (my biggest client) to take on more of the day to day responsibilities since I have been much busier with sales the last few years.
