Check with your small local branches. I’ve got a local lender who can do a 5% Conventional Mortgage on an owner occupied up to 4 units.

Thanks for the replies, everyone! I'm going to do a little more research into it, but this seems to be the way to go. Is there a minimum amount needed to start this? And what kind of paperwork would I need? I can assume maybe my tax returns to show self employment income. Can you use any bank for this account setup if you do a self directed account?

The 10X Rule, by Grant Cardone. There are several amazing books out there. When I first got started, I read a couple of Dirk Zeller's books, and those were awesome. I read the Millionaire Real Estate Agent but didn't get as much out of it until I reread it a couple of years later once I already had a little foundation of knowledge. In the middle of Wealth Can't Wait right now and it's amazing so far!

So, I've got a full time job and an employer matched Simple IRA that I contribute to. I'm also a real estate agent and investor, and I have read some things about a Solo 401k plan, that I may be able to start and fund because I have self employment income, and am a sole proprietor. I currently have a ROTH IRA that has very little in it that I'd like to roll into that. I'm just looking for more info on the Solo 401k plan. I like the ROTH idea, and I like that I can eventually take loans from it to fund down payments for my real estate investments. Who's using them, and what do you think? Thanks in advance!

Antonio Lulli Yes, sir. I do. I've sold a couple of small multi families to investors that I now handle the Property Management for, and some that I just do the initial apartment rentals and inspections as more of an a-la-carte service.

I would also consider adding Property Management as well. You would be amazed at how many people want to invest, but are afraid of the day to day stuff!

I may be wrong on this, but try to do a lease with an option to purchase. You can probably structure this similarly to the land contract and try to avoid the Due on Sale clause.

Go as conservative on your expenses as you possibly can (if you find a value range, go with the higher end) without raising the rents and see if the return is sufficient. You can kind of reverse engineer it from there.
