@Ruben Ortega @Doug Gossom It's because you're asking for a file or excel spreadsheet instead of a database. I've done this to over 100 counties already and received every format you can imagine.

@Evan Davis Vetting buyers is a long and time consuming task. Most of the time you skip them in bulk but those skip tracing tools only return a handful of contact information. You can do it one by one if you need to. I have thrown away deals because I couldn't find contact information for Cash Buyers or other buyers for that matter. 

Also if you have buyers first you don't have to worry about where to market and what price point they are buying at. I've had such a terrible time with all this, that I just created my own software to solve the problem.

I would get every buyer first and display them on a map like this ...

Since you are driving for dollars it would be easy to know where to drive and who bought what so you can contact them when you have something.

@Colin Williams just call them and be blunt. You need that information to see if the deals you have match their criteria. You can save money on marketing when creating a list of criteria for the buyers you add to your list. Instead of marketing (I call it spam) to a bunch of buyers who you don't have that criteria for, you can identify exactly what they want.

I use to do this all the time, but there are easier ways of getting buyers without asking a single question and know what they want to buy, how much they would pay, their financing etc...

@John Wolfe you don't need proof of funds to build your network. If you go to the county you are looking to market in and get a list of all the properties. Filter that list and it should get everyone who have purchase multiple properties in that county. It'll show their entire portfolio of properties in that county.

I vet them by looking at their portfolio of properties or history of property sales anywhere in the US. If they don't have a portfolio I ask them for their line of work, company name or something that I can do a look up. It takes a little bit of detective work that can't be Googled. 

But it wouldn't be hard to vet this person if they are or have bought property in your county. The county records will have a history of their rehabs if they have done any. That's the easiest way to vet.

And I have to disagree with the "the deal will bring the buyers". This statement is not true all the time.

@Devin Meriwether I've been in this position before. Go down to the county and ask for the entire database of properties. Filter that and you will have all the buyers you need. Any other process is a waste of time.

If that's too much to do depending on your county. I'm willing to help out and point you in the right direction.
