Those comments might be true in their situations but it isn't true for everyone. When I first started I was able to have records of every property in my county. Not really worried about the buyers list I was getting a signifiant amount of leads. When I would get one under contract I didn't have any buyers to market to. Getting properties under contract without a buyers list leads to unhappy sellers and buyers. Don't be like me!

What I would suggest is go to the county records of the county you are marketing to and get the entire database of properties in that county. Parse that information, then get the owners that appear more than a handful of times. That right there alone when get you every property in that county, every buyer in that county, buyers in the surrounding counties and buyers in the entire state.

I've been able to acquire this list from Fulton County. I'm not sure if the OP has been able to.

If Listsource has a list from your county or state then that means that they received it from the county records. I'm not sure about some of those list you mention but I know about the delinquent taxes one. You might want to do some more research but I think you should be fine.

I've never purchased any properties from the tax delinquent list but I've had my fair share of accessing the database of all the properties that pay property taxes to the county. I personally like to get properties that are 2 or more years delinquent. It's usually every property you can imagine. Farms, Lots, Single families, Commercial zoned lots and buildings etc...

I think it's a great way to purchase properties from this list for 3 reasons, 1) some people are struggling to pay property taxes (cheaper purchase price) 2) it is a hot list because people might lose their property to the county 3) data to find tax delinquent properties is hard to access sometimes because it's dealing with complicated databases and county data, so less competition. 

If you are super savvy you can find delinquent properties in an area that has changed zoning. Allowing you to purchase a delinquent single family home in a newly commercially zoned area.

These properties sometimes come with other liens from the city as well so just look out from that. In my experience this has been an hot bed list for infilled vacant residential lots.

They don't keep it updated as much as they can. It's a lot on a city technologically to do.  But take a look for yourself. If you already haven't. It's best to keep doing request.

I've been able to find maybe 40-50 cities that do a ok job at it.

Post: Batch Skip Tracing - Vacant Homes List

I have two different method for finding vacant homes. I sometimes ask counties and cities for it and the other method I will not mention here. 

I would then get the rest of the information from other county databases and I would have all the data in one place. This is sometimes good and sometimes bad. The bad part is that I have way, I mean way tooo much data. The next thing to do is skip trace which is pretty simple at times.

I don't know of a "Batch Skip Tracing's vacant homes list". Is this all in one product or something?

Yes sometimes I do sometimes I use both. It just depends how I get the data.

I like to have buyers before I call a single seller but that's just me. I also have a script for them as well. Sometimes buyers have a script to prequalify you.

Listsource is expensive when the county and sometimes the state offer cheaper sometimes free alternatives. But everything else sounds pretty good.

I've skipped traced county list, city list and got addresses, emails and phone numbers from almost every businesse in the United States and sometimes outside the US. My tech background has helped me get a lot of data that helps me which is sometimes good and sometimes bad. 

What I would do is not skip trace the register agent. The registered agent often times isn't the owner and it could be a waste of time contacting someone was has nothing to do with the company than receiving paperwork. Some skip tracing companies will skip trace the LLC name if you just have the address information. I will not list those companies here.

You might want to do a google search on the owners address that's in the county records of the LLC that you have found. Find what businesses show up, go to the website and give them a call. This will take sometime because you are doing it by hand but this is my suggestion. If the name doesn't show up then you will have to do some data diving/mining.

It's always good to have cash buyers before doing anything. It's like working out, you don't want to have an uneven body, right? Big upper body with skinny legs. It's good to have strong legs to support a large upper body. Same goes with having a buyers list.

Buyers will tell you what they are looking for before you even have a property and tell you how much they would pay. If you are like me, you can have properties sold before you even have them under contract.
