I would recommend not using third party sources but instead use the source that is updated weekly and or daily which is the county records. What I would do is ask for the entire database from the county and you will have every property in city of Charlotte and the ones surrounding it. You will have everything in one swoop. You can then filter it to show what you are looking for. I've done this for Mecklenburg County already. It might take some technical know how but you will soon have every property that is a duplex, every property that has duplex zoning and every builder that's building a duplex currently with mailing and property addresses.

Sales funnels can come from many different areas online. There is SEO and PPC. SEO (search engine optimization) is free and PPC (pay per click) cost. SEO can be time consuming but pennies on the dollar. Cost effective way to bring in leads without paying much money on marketing if you do it yourself. PPC is the quickest way to get inbound leads. There are also other ways of marketing online that don't fall under these titles.

I would download Google keyword software tool to get a price estimate on how much it might cost in your target area.

The best source, if you can't gather the MLS in CSV or XLSX format is to go to the county appraisal district and get the list for free. It might take sometime to filters it or you might get lucky if it's the way you need it. But you can get everything you could possibly need at the county if you do it right. Depending on your county it could be a little difficult to parse the many different formats they have. But if you get it right you can have everyone in the entire county (buyers and sellers) up-to-date. Some counties won't have their numbers and if they do they aren't always correct. I have been able to have a significant amount of records across 4 different states.

Listsource is a great option if you would rather just pay now and not have to worry about it. I don't know about Datatree. You would have to use a different service to get numbers. But beware of some companies marketing to your list after you paid for the numbers. Just look around and see what companies would best suit your situation. They can give you 3 to 10 numbers. Some service gives you 3 and others give you up to 10. Hope this helps! Let me know if you have any questions.

The way I've found cash buyers is mining the county records database. I was able to find not one at a time. But ALL of them all at once. It took some technical work and some data mining know how. But thats how I found them. It's perfect because I get to also see what style homes, lots and commercial properties cash buyers like to purchase. Sometime I can even find out what color the interior of walls of the house are and the zoning for builders. I don't have to step a foot outside of my home or spend money buying list and blasting out random text messages and emails to people who don't know who I am. Hope this help!

What I would do is get the tax list from the county and plot all the information on mapping software detailing the tax amount. Use it to zoom in and out of certain areas with a birds eye view of everything and the data associated with property data in the area. That would give you a pretty detailed view of the area. Cheap but not "free". You can also plot what you want and you know it's 97-98% accurate because it came from the county tax office.

Not sure what you mean by "scrub". But if you are talking about "List Stacking" then I know some people use Excel to stack list and others use Property List Manager. It would depend on the size of your list and the amount of money and time you have. If you have a couple of lists and not a lot of money then Excel would be a good choice but it would be a hassle with multiple spreadsheet tabs. Property List Manager would be a good choice if you have money and more than a hand full of list. If you have a lot of data and are dealing with different formats of data like I do or plan on using more than 1 million rows then none of these software products would work. I don't use either of these because I deal with a significant amount of data for either of these software products to process. If this is the case for you then I would suggest using a database.

It just really depend on the amount of records you are dealing with and your situation. I'm sure there are others products out there and some people that will do it for you. I hope this helps.

200 is perfect. You never know who is willing to sell. I would advocate getting every buyer (LLC) in that CAD list as well so you aren't heavy sellers without any buyers. It's always worth it to learn something new. And it just depends if it will pay off or not. The way to win at this game is being persist. Good luck!

 I wouldn't recommend doing the tedious task of entering information one by one. I would just ask for the entire database that the county has. It would give you almost everything you need. You can find every commercial building and the owner entity in one sitting.

My recommendation is to get the entire database from the county records. There are usually 2 different databases that you would have to get. The ones I deal with sometimes will involve some tech knowledge other don't but over all the databases will show you everything you need to know about real estate transactions and a lot of other information about every single property in the county from Farms, Lots, Commercial, Single families etc... I would also look for a list of all registered agents and brokers in the state. The city has a lot of great information as well. If you do it right you don't have to leave your computer. Good luck!
