Find the deal or investors first

Hi all, 

I'm currently searching for wholesale deals. Driving for dollars, direct mailing, and etc. Would you recommend find the deal 1st or get a pool of investors first? I guess this is like a which comes first, the chicken or the egg.

Find the deal. Buyers are everywhere and will be extremely easy to find. But if you can't find deals there's no point in building a buyers list.
