I posted this in another forum but did not get any replies, so I thought I would try it hear. I have read a lot of posts about various ways of marketing. Most seem to agree that one needs at least 5 steady streams of marketing to continuously produce leads. I'd like to hear what everyone has had the most success with. Please share what has worked best for you and any tips you can think of.

How would one go about purchasing a house that is in a life estate? Who would have to sign the deed?

ARV=80k
No RC
Asking 48k

Currently rented for $750. Tenant's lease ran out in December and he is month to month. He will stay if you want or move with a 30 day notice.
