Dev, thanks for the response. I will def check out the website. I know it's kind of broad. There is so many different avenues to pursue, I'm interested to hear what everyone's favorite niche is.

I posted this in another forum but did not get any replies, so I thought I would try it hear. I have read a lot of posts about various ways of marketing. Most seem to agree that one needs at least 5 steady streams of marketing to continuously produce leads. I'd like to hear what everyone has had the most success with. Please share what has worked best for you and any tips you can think of.

I'm looking for a buyers agent that doesn't mind working with an investor and will submit offers to mls properties.

A couple, but I'm still looking for more.

How would one go about purchasing a house that is in a life estate? Who would have to sign the deed?
