Chesley, Thank your for the response. I wholesale some deals myself. I have not had much luck with others. Most of what I have been sent from other so called wholesalers are mls listings that are still marked up to the asking price. In other words no room for profit and not a true wholesale deal. I find most properties by driving neighborhoods and calling on vacant houses. I also advertise and get some leads called in to me. Referrals are also useful. I have several folks that I have purchased from that call me when they can't sell a property and have asked me if I'd take it.

Re direct mail, I have not tried it YET but do plan on giving that route a go in the near future. I feel if done correctly, it would be a good source of revenue.

Junior, I don't use the market assessed or the taxable value. If you go to Gville county and put in a property, you will see tax parcel, show sales on the left. You can search comps from all sorts of data on the site:
Criteria
Subdivision
Distance Calculated
Size of Parcel
Land Use

Use sales data of age (years)
Maximum search distance (miles)
Show similar price per acre within (%)
Process valid sales records only
Show sales meeting grade

Each county in the upstate are different. Some aren't this detailed. Pickens, you just click show sales. Anderson county is about the worst. I have to click on different addresses near the property and see what they sold for. I hope this helped clear it up.

I'm a newbie and have a question re yellow letters. I'm interested in buying single family homes. What is the best way to target folks and come out with a mailing list? How should I formulate a list? Neighborhood, absentee, etc...and what is the best way to obtain this info? Thanks for any info you can share.

Congrats on the response to the yellow letters. That hard work is paying off. Btw, how did you determine who you were going to send them out to? How did you come up with a mailing list criteria?

I have lurked, read, and learned from this site. Recently I signed up and have made a couple posts. I've read about signing up for a pay account to post in marketplace. However, when I search by my state, South Carolina, I rarely see any posts that are placed there. For those of you who are also from the state of South Carolina, I'd like to know if you find it beneficial. I was hoping to use it as a source to find wholesale deals to rehab or possibly as a source to find private money. Has anyone had any success with this? Thank you for any info you can provide.

I agree with Tony. As long as you have contingencies, you will be fine. Also, money will follow deals. You find a good deal and the money will be there.

Junior, I use the tax assessor sites to determine comps. Most of the sites in upstate SC are pretty good. Some of them (like Greenville county) show you the average already, you don't have to compute anything. One thing I do is throw out the outliers, such as the really low numbers like $10. That way they don't throw the comps out of whack.
