Good Morning BP,

I was excited today when I received my first response from my recent direct mail campaign. Being a newbie to REI, it was a good feeling receiving a message from a motivated seller who left her name, number and the property address on my Google voice number. I was able to speak with the home owner today and was able to gather some needed information in order to put this potential deal together. Based on a questionnaire I was able to put together for motivated seller's, I asked the seller if I could stop by and see the property this week.

Once I get to the home, what is the first thing I should do to make sure the home owner doesn't feel that I am trying to take advantage of her? The homeowner mentioned during our conversation that other investors have made offers on the property in the past, which she felt they were trying to take advantage of her. After I got of the phone with the seller, I did some more research on the property and found out the bank has recently filed another Lis Pendens in January on top of being two years behind on the property taxes.

How should I approach the seller and this deal?

Tyron, thank you very much for your response. And yes you are definitely right, because I want to do business with people that I like, respect, and trust. I have actually been spending time writing my letters. My goal is to get out at least 20 to 30 letters a week. So, now I am going back to the very 1st letters I sent out when I got started last month, in addition to sending out new letters.

Malik, I know you heard the saying "Where there is a will, there is a way". Being a newbie to this industry, you just have to make a way to get out and find properties. One of the things that I am doing now, because I am a newbie, I have begin to speak with other people looking to make extra money on the side from bird dogging. The County where I live in South Florida, there are 37 cities, so I need extra eyes to help me locate potential deals. Start talking to your friends and family members about the neighborhoods and the communities the reside in to see if they know of anyone that may be looking to sell and/or any vacant properties that may be available. Remember it doesn't hurt to through in an extra incentive for those individuals that truly believe in what you are doing and don't mind bringing you the information.

Good Evening Douglas, definitely welcome to BP and to the great world of RE Investing. Just like you I am a newbie to the RE World as an investor. Just like you, I always wanted to get on this side of real estate for a very long time, but fear and time to get into this business was always an excuse. SO, NO MORE EXCUSES!!! Glad to know that you stop waiting and took action. I am learning everyday you have to take action, don't overwhelm yourself, its a lot to learn. Make sire you surround yourself around like minded people on this journey and find someone that support your business and is concerned about seeing you succeed.

Moshe, congratulations on closing two deals. I feel the same way about BP. I wish that I new about BP several years ago, but most of I really wish I would have taken action, but now I am taking action and I could only wait for the day I am able to close on my first deal.

Thanks for the response. I will definitely make sure I stay on top of the letters. I  am getting ready to order some post cards, so I will be able to send out post cards to all of the property owners I sent letters out to so far. As far as a CRM, I currently use an excel spreadsheet, with the very same information that you were stating. I want to look at automating my business, so I am looking into CRM systems such as Podio. Is there another CRM system out there that you suggest I research?

Wayne, thank you very much for the response. The seller stated that she would give me a call in a few days once her and her husband complete the documents. I said that I will give her a call on Wednesday or Thursday to see if she completed the documents. If she haven't completed the documents then I would walk away from the deal.
