Sorry to hear about what you are going through with your property. Definitely make sure you get a second and third opinion regarding this matter. @Steve Babiak, one of my goals by the end of this year is to find a Tri-plex or Four-plex to house hack and I will make sure I make it a requirement for tenants to have renters insurance and place in my leases limiting our out-of-pocket to pro-rated rent when the unit becomes uninhabitable. Thanks for the advice.

Congratulations Jan on becoming a PRO member. It was just not to long ago, I felt the same way and stepped out on Faith and invested the $$$ to become a PRO member as well. Just remember to ask a ton of questions and continue to take "ACTION" every single day...

Rony,

First and foremost, congratulations on getting started with REI. Question, are you looking to "House Hack" this property? I am located here in Broward and fairly new to REI myself. Over the past six months, we were getting beat out by the foreign investors that was looking to park their cash when it came to purchasing a multi-family unit. Also, the desirable neighborhoods and/or communities we were desiring because we were going to be "House Hacking", the properties were over priced. Make sure you build a network of individuals that can bring you the off market properties. You may have to look in those undesirable neighborhoods to find a good deal, which is what we are doing now that our recent deal just feel through. Good luck and happy hunting...

Thank you sir for the response. It was very insightful reading your response and yes, you are definitely right. Just yesterday, I seen another fellow REI with signs on his truck driving next to me, he was looking at my signs and I was looking at his signs. The truck this older gentleman was driving was very old and beat up. But when I seen his signs, I smiled, nodded and raised my as a gesture to say I see you and respect what you are doing.

Thank you for the encouraging words. Everyday is a battle to stay focused, because there is so many other things that I am suppose to be doing. Last week I found out that one of my family members passed away, but I am still pushing forward and trying to close on my first deal. Have a meeting tomorrow with a motivated seller, which I am going to present a short sale strategy. I am truly blessed, because God allowed me the opportunity to have another day at life and the ability to get that much closer to building wealth for my family and friends. So continue to push forward and your first of many deals is right around the corner waiting on you...
