Hi, I just got a property under contract in the Daytona Beach area. I am looking for some referrals for local GC's who work directly with investors. I am definitely in need of three to four quotes to update the kitchen, bath, flooring, paint (Interior & exterior), update fixtures, drywall repair and possibly roof replacement. If you have or know of anyone that is excellent to work with and trust worthy, please feel free to send over his/her contact info.

@A.R. Coningsby this is a great find if the property is located in the area you want to be here in Broward... First you need to find out what the properties are worth in that particular area. What is the estimated rehab? Run your numbers with the BP Rental Calculator to analyze the property to see if the numbers work. Once you have put all of your numbers in, the calculator would tell you what you should be paying for the property. Keep in mind, with FHA the property has to be livable for all tenants. There can be minor rehab that need to be completed, but no major rehab. Also, make sure you check to see if the rents are under market; if they are under market, you should be able to increase the rents after you acquire the property and rehab it. Thanks to @Jake & Gino, LLC with Wheel Barrow Profits, they speak about RUBS, which you may be able to bill the tenants back for the water which could also increase your profits once the property has been rehab. When running your numbers, make sure you include the property management fee as well even if you decide to manage the property yourself. Great Find... Keep up the great work!

@SHanshan Weng, you just have to keep looking at other local banks until you find that one bank that will give you the HELOC. No matter how frustrating it may get, just don't give up on what you are trying to do. Good Luck!!!

Great job on sniffing this out... I myself, was on FB this afternoon looking for a relative of a property I found while driving for $$$ on yesterday. While doing my research, I noticed an open Probate Court Case. So, I saw that there was the name of a witness and the name for the person who had power of attorney. So, I got on FB and sent the young lady a message to ask if one of her family members owned the referenced property and if so, please contact me. Hopefully I will hear back from her within the next day or two.
