Congrat's on your two flips... They always say the first one is always the hardest to get started, but once you do one, then it is down hill from there. Keep up the great work and maintain that FIRE & PASSION. The after pics are right on as well. Looking forward to seeing your next projects.

That was my thoughts exactly when I read through the letter. If I am a homeowner getting ready to loose my home and/or absentee owner, I do not want to read a very long letter from an investor. Just make it short, sweet and to the point with your call to action.

Great Job! I also love the fact that you guys were able to pool funds together from some passive investors looking to make an annual return on their $. Question, do you have a set number of investors that invest in trust? Also, after your third time utilizing the funds in that particular trust, if one of the investors decided to no longer invest with the Trust, do you find another investor to fill that missing spot. 

What agreements did you n put in place to setup the REIT?

Megan,

Great job on getting through your first flip. Maybe you should definitely  look at who will be the end buyer and make sure youR marketing efforts are directed towards those potential buyers. Also look at doing a rent to own with a First Time Home Buyer where you could ask for a small down payment with an option to purchase after one or two years.

Unfortunately, there may be nothing else you can do at this time. I would send her a thank you card for giving you an opportunity to assist her and to contact you if anything changes. Don't waste to much time focusing on this one, but make sure you keep an eye on it.
