Hello BP community!  In 2010 I bought a small commercial building down in 40204 (Shelby Park / Smoketown / Germantown area) for a business I owned at the time.  I've since sold my business but still own the property.  I've got two tenants and it's cash flowing.  I've made plenty of mistakes but they have also taught me a lot.  I don't know who said it, but the old axiom of "when a person with money meets a person with experience, the person with experience winds up with money and the person with money winds up with experience!" definitely holds true.  

We are ready to keep on learning and my wife and I are ready to go further with REI and are looking at options for flips, wholesales, or BRRRR. I've watched the area around my commercial property change quite a bit recently. We feel like 40204 might be close to a tipping point. There are some solid anchor points in the area with the new condos at the old antique mall, the redevelopment happening at the old Lynn's Paradise property, and the planned changes that will come near Louisville Stoneware. MSD is adding green space along Logan street, and Sojourn church seems to be having a real impact. We are considering focusing on that area. Curious for feedback on the zip from you experience investors out there. Thoughts?

Welcome to BP Robert. I lived in that area for 3 years and would love to be of help should you need any. I'm in agreement that the city is doing quite a lot in the area and have been focusing my personal rental searches there as well.
