I’ve gone a few times and will probably keep going. I had a contractor friend get a big win at the early January auction but it’s not consistent wins. Like being a good black jack player.

Yup I live in louisville, invest here in sfr and help investors find multifamily as well as flips. I have a team that can usually take a flip from start to finish in 4-8 weeks depending on the project.

I did 16-20 hours, delivered newspapers and was either a waiter or a pizza delivery guy 30+ hours a week. I slept 2-3 hours before my route and I slept in my car 4 hours after delivering papers before going to class. When I started full time at the architecture firm I worked days, took night classes 4 nights a week and waited tables fri/saturday and studied Sunday after doing a lunch shift.

I’m using Greg Floyd from highland plumbing for anything code related. Yes many plumbers are backed up, so if it’s basic call a handyman. I’ve got a good guy who does handy work that’s a licensed Hvac guy. If it is a water heater or connecting gas or basic electrical he’s great.

I use Patterson hardee and Ballentine in Nashville. They had an office here, but operate only from the Nashville office now. They handle my real estate and other business accounting.

Thanks Sean! Wholesaler rehab should be a mandatory class. I’ve met 2-3 (usually general contractors or very experienced realtors) who wholesale and get the numbers right but I assume most are over priced by 10-15% and are off on rehabs by 40% since they never seem to include redoing the trim, Miss the rotten floor under the bathtub, and have never gotten an estimate for a plumber or electrician. Your ARV is right for the area, and so is your rehab from my experience, I’m just cheap. 😜

I watch it every year at midnight on xmas eve. Other than last year that streak has gone on for 20+ years. Its part of what led me to school for architectural design, guides my decisions to help those who need help ( and are making an effort of their own) and now as an investor is likely to guide some near term decisions. I've just recently learned of a program that helps single moms coming out of family protective services. Im sure it'll blow up in my face a few times, but as someone raised by a very young single mother I'm willing to take that chance...

 Im sure they all do. Having one that is state specific, is helpful. Having one from a local attorney who does 1000's of closings a year is priceless.
