Sam Shueh in this particular case they didn’t discover a lien against the property until day 21 of a 21 day closing period. That to me just made it clear that our deal wasn’t a priority so I Andy going to go back for repeat business.

They are all investor friendly. I have some I have had bad experiences with because they delayed closing, others I’ve had a bad experience with that they corrected and others I’ve had no issues with. Prices vary but for cash closings all are comparable on price.

The one thing I will say, is its a bit demotivating if the buyer who is asking for the extra effort, analysis etc is also wanting a discount and to not be atleast semi exclusive. I also source off market deals for clients but expect to list them on the back end and if possible also list the ones I didnt find via wholesalers, auctions or whatever other sources, If they want me to run numbers on those as well.

I send whatever is asked for in an email drip, but I copy myself on them and when one looks like a great deal or junk I’ll reply all to that effect. That way someone only needs to dig deeper on a few of them.
