Greg Smith, as long as we keep having job growth and under 5% unemployment sales will continue. If amazon were to come in and say we are replacing 5000 workers with 50 robots and UPS left town then there would be reason to panic. For now tho inventory doesn’t meet demand so it’s unlikely to have a major down turn. Another factor is that louisville is underpriced when compared to similar metros. Lastly in the 07-08 turn the Middle/Lower value property in louisville only experienced a slight decline in value where many other cities with higher avg home values were cut by 20+ %.

Indiana has lower price points and I would guess that factors in to these top 10 lists. Also name recognition. I’m sure it will benefit SoIn as well.

Jordan, I’m sure there’s a long line of agents that would be happy to help... I think this extends Louisville’s run up through 2019. I really thought summer of 2018 would be the peak as mid 200k inventory is now in buyers market status. If Clothier and other turn key providers really do come into the louisville market, that’ll create a squeeze on the low end that may get some first time buyers from 2012-2015 to move up into that mid 200’s inventory.

Thorntons is  supposed to be good. Semonin is highly rated on the education side (Im there now) and they do a really good job at post licensing ed. Feel free to tell them I sent you. I used an online company but it wasnt great, if you arent a wrote tester. Meaning learning their answers, as some of the math was wrong... There are some really good cram course programs and apps. Where you hang your license is pretty important, but long term is really dependant upon what you are using it for. Im at Semonin because they pay for all the counties tax record access and a bunch of marketing materials, but if you just want to have a license and dont need that stuff find a smaller broker who only takes 10%.
