I know louisville pretty well. The market especially for multi is pretty thin. It’s important to define what your property avatar is 4 unit 3bed 1 bath at 45k a unit in a B/C class area for example.

It’ll cost you less in the long run to get your in laws disability in place than it will to continue to feed them for the rest of their lives.

It’ll get there. Buy cheap and wait. Don’t try to flip closer to broadway yet. There’s too much risk still. If I had a stack of cash I’d be buying up the vacant 3-6k deals there and start flipping them this time next year. Shelby Park is starting to stabilize, but even there valuations are all over the place. In Smoketown symphony won’t be getting an appraisal to match expectations just yet.

Noah, I’m happy to discuss. For years we were lacking hotel rooms and Airbnb did well from The few people I know actually doing it here. Obviously there’s the 10k a night derby stories but really those are more like 350-500 a night. We are about to have a ton of hotel rooms come online with Omni and a few other brands opening this year here. From our perspective Airbnb is a way to supplement some income in an unused portion of our primary residence where we have a walkout basement with 4th bedroom and full bath. There have been some regulations placed by the city recently regarding registering the business, taxes, and some area restrictions regarding min stay nights.

Good faith is usually 1% commercial downpayment is between 20-25% Commercial lending is usually done on 10 or 20 year loan w 30yr amortization.
