Jason Yarusi it’s tough man. Truly west side like Portland is going to be hard to crack. If someone like Aldi/Trader Joes dropped in around 40 and broadway and a few savvy Airbnb pioneers were willing to set up near stitsel weller and Michters who are working on bourbon trail tourism now, then it could happen but everyone’s betting on that Nulu, Smoketown and Shelby park corridor right now. Irish Hill (not in flood plain) is also great for flipping. I know you are more of a big multi guy, so I’d look at shively (portions of which are in the opportunity zone) okolona (there’s a great target for you if you don’t already have it in your sites text me) , Brooks maybe as well.

Jason Yarusi I think it will be good for the west of 65 corridor. The area I took you to last year “Shelby Park” already has a lot of momentum and this will only help that. There are a few other areas on the map in or near the bullitt county border that remain undeveloped that may be good for infill and multifamily to support the ups world hub and surrounding businesses.

Only possible gain is appreciation. Appears that cash flow will be very low after mortgage/interest insurance etc.

Lol the louisville Colorado thing strikes again. I use Keith Whobrey or for commercial/large properties I use Hepps. There’s a million options tho locally.

Hkc roofing gets recommended a lot. Dennis Earhart from Kreia also has a roofing company. Haven’t had to use either before.

Okolona has the shortest Days on Market in the city. That says to me prices should be much higher but lack of available properties for sale keep it from appreciating at an appropriate rate. I don’t know many rental owners looking to sell there unless they are in the floodplain around w Indian trail.

Okolona over to J-town all do pretty well. Going farther east than that your rents tread water and only appreciation saves you.

I love there it’s a very convenient location and pricing remains stable. Appreciation there lags the rest of the city but during down trends it appears to not drop as rapidly.
