I use Clay Smiths LREI for PM on 2 partner properties and Jason Weiss on another property. The more research I do on PMs the more I see they all have a flaw, just make sure it’s one you are ok with.

Joanna, I know 3-4 who find 4-10 houses a month and only have 2-3 buyers. I’ve been the first position buyer for a few wholesalers and it’s nice to get first crack at deals. That said I’ve noticed prices creep up after a few in a row.

I’ve bought a few from Joel as have my investors. Most of the good wholesalers don’t really advertise around here.

We are looking at starting a STR management company with licensed agents at the moment. My wife has 8 years of hotel management experience and access to cleaning crews, maintenance etc on Call. I’ve been focused on buy and hold rentals but am starting to get more interest from my investors towards the ABB model.

Get a copy of the lease, if there isn’t one get an estoppel agreement w tenant, verify previous rents to current owner via bank statement. Also make sure they haven’t pocketed security deposit. I just went through that and tenant wrecked the place on her way out somehow thinking they were getting back at previous owner? See if property will rent outside section 8 and figure out what failed the section 8 inspection. If it’s easy fixes and the previous owner was just a slumlord then fix it and keep the tenant in place.
