Get a 2-4 unit property, probably you could find a duplex for a price very close to a single family home.

2-4 it's better, if you can afford it. When you have enough of them to pay the mortgage for a single family you can buy it and enjoy your sanctuary :)

@Account Closed What are you trying to accomplish by purchasing these properties? What is your long term plan? 

You should check other similar properties in the area that were sold recently and also what else is available, before you send the offer.

@Lily Kerrigan Bergmann it wasn't my first purchase, but it was my first in LA area. I found it on MLS, there are a few deals from time to time. You have to think long term and be creative.
