Hello BP!

I'm looking at a few properties that don't have central AC system.

How much would it cost to add central AC and heat to an old house that has around 1100-1500 sq ft in Los Angeles area?

@Kevin Costner How much are you paying in rent right now? Are you going to live in the 1 bedroom apartment? Are the 2 and 3 bedrooms at market rent or below?

If the 1 bedroom rents for 500, It's almost 1% ARV, not bad for California.

@Paul Vang do you currently own or rent?

If you rent maybe you can buy a 2-4 plex and live in one of the units. Find something that needs work and has below market rents.

I purchased a duplex in Burbank 2 years ago and live in one side and rent the other side to a tenant , now I can move out and the duplex will cash flow. Looking to repeat the experience.

Are you looking to buy a single family or 2-4 plex?

You should always look for a deal, good deals sell fast, you have to learn the market and know how a good deal looks like.

I would recommend to buy something that needs some work and has rent increase potential.
