Do you intend to live in one of the units? I would suggest to buy in a non rent control area, a property  that needs work and has potential for rent increase.

It's hard to find good deals in this market but not impossible.

@Account Closed if you intend to live there for 5 years, I would buy it. The $200 difference between renting and owning is well worth it to buy.

2 years ago I went from $1300 rent to almost $4k mortgage and I'm very happy with my decision, it's a duplex that will cash flow if I decide to move.

You can not know what it's going to happen 5 years from now but if you get 30 years fixed mortgage your payment will be $1400/month for the next 30 years.

@Jacob Baboun did you think about buying a 2-4 plex and living in one of the units?

You could look for something in an area that you want to live and make it cash flow in 1-2 years. Search for something that is not in a rent control area and with rents below market.

It won't be easy to find the deals, but there are some out there from time to time. You have to be prepared to jump on them when they come on the market.

I see them once in a while, and they disappear fast :).
